Gym Update         

The treadmills were serviced and are available for use. A new set of weights was purchased and are already available in the gym. Please report any issues to the lobby office. 

Dogs must be leashed at all times

A reminder to all owners that dogs must remain leashed at all times. This includes hallways, elevators, common areas, and parking lots. If your dog has not yet been registered, please do so at your earliest convenience.

We would also like to remind Airbnb owners that short‑term rental guests are not permitted to bring pets during their stay.

2026 Property Taxes

Many of you may have heard about the recent protests and demonstrations in Rosarito regarding the increase in property taxes. Here is a link to a Predial News Article  (in Spanish). The rates have gone up, and the community has been vocal about their concerns.
I went to the city offices to pay my taxes. When my number was called, I was directed to another office—Catastro—because my account had been flagged due to a change in my tax amount. At Catastro, they explained that I needed to meet with them before my payment could be unblocked. My taxes did increase, roughly 25% from 2025. I’m not sure whether everyone’s taxes increased or by how much, but I wanted to share this so you can be prepared if yours does.
I also attempted to pay for a neighbor at Las Olas who told me they were unable to pay online. When I asked the city office if I could submit the payment on their behalf, I was informed that the owner must appear in person.
If you have any information regarding these changes, please share it with administration so we can keep all owners informed.

MAINTENANCE QUESTIONS?  

Thank you to the owners who have brought up questions about a variety of maintenance issues. 

Historically,  the first jacuzzi has not been as hot as the others due to the request of owners and guests; some do not like hot tub temperatures. If you need the temperature increased, please ask the office to contact maintenance to assist you. 

Toilet paper holders in the upper bathrooms need to be replaced and have been ordered. 

The safety bar for the 3rd-floor jacuzzi was ordered a while back and was on back order. It just arrived and will be installed soon. We appreciate your patience with the temporary repairs while waiting for the safety bar to arrive.
